The most common reason owners stop trusting a manager is not a poor result but a calculation they cannot verify: one figure at the end of the month, with no way to see how it was reached. So the report is built the other way round — every reservation first, the amount last.
The structure is the same for full and online management. Only the entries differ, because under the online model on-site costs do not run through ORTUS.

Gross reservation amount, fees and the net base are presented according to the actual channel and agreed model.
The calculation follows the written agreement for that apartment, without publicly assuming one rate.
Repairs, maintenance or replacements include a description and, where applicable, a receipt or photo.
The summary shows what belongs to the owner and the agreed payment timing and method.
Timing
We keep the two deadlines separate on purpose, because they are often confused. The report is the record of the month; the payout is what follows once that record is confirmed.
The standard model delivers the previous month's overview by the fifth day of the following month.
Before the calculation is finalised you have an agreed period to ask about or dispute any entry.
In the standard model the payout follows no later than 15 days after the report is delivered, in the way set out in the agreement.
How it is used
A live owner portal does not exist today, and we will not promise one until it does. The monthly document is what ORTUS genuinely delivers — and it is complete, not a shortened version of something kept internally.
You may dispute an item within the agreed period, before the monthly calculation is finalised.
What you see in the report is what stands in our own records for that apartment.
The first real months will show which additions help owners most; the structure improves without obscuring the calculation.
