Tivat, up close

Tivat sits in the heart of the Bay of Kotor, on the shore of the deepest inlet on the Adriatic. The Vrmac ridge rises to the north and the Luštica peninsula lies to the south, while across the water you can see Kotor, Perast and Herceg Novi.

Kotor is about 8 km away and Budva about 25 km along the coast road. Dubrovnik is roughly 100 km, though the border crossing can add a lot of time in summer. The airport is in the town itself — which is why many guests choose Tivat as a base: you land, and you are in your apartment shortly after.

UNESCO protection covers the Natural and Culturo-Historical Region of Kotor. Tivat is not a UNESCO site, but it belongs to the same story: the bay, the stone, the sea, and the quiet between seasons.

Tivat Airport (TIV) is a few kilometres south of the centre. It is small — one terminal, and you are outside quickly. In summer several flights land close together, so the baggage hall can take a while.

• Taxi — The fastest option. The ride to the centre and to most of our apartments takes around fifteen minutes depending on the season and traffic. Agree the fare before you get in.
• Boat and shuttle — In season there has been a combined transfer from the airport to the water, then a boat to Pine. These lines change from year to year — message us and we will check whether it runs when you arrive.
• Bus — A line exists, but the stop is on the main road, about a ten-minute walk from the terminal. Impractical with luggage, perfectly usable without.
• Transfer — If you are arriving off-season or late at night, tell us in advance and we will arrange a pickup.

Tivat isn't one town. It is several rhythms along a few kilometres of coast. Here is where we have apartments and who each area suits.

We also host units outside these four areas. If you are after somewhere quieter, further from the centre or closer to open sea, just ask — we will tell you honestly what is free and what would suit you.

Tivat does not have one big sandy beach. It has something more useful: choice, and everything is close.

• Belane — The town beach in the centre, concrete and pebble. Practical and close, busy in summer.
• Ponta Seljanova — A pebble beach with a lighthouse and a walk towards the marina. Quieter than the centre itself.
• Kalardovo — A natural sandy beach near the airport. Shallow, warm and shaded by pines — our pick for families with small children.
• Plavi Horizonti — A sandy beach on Luštica, a short drive from town. Parking can be a problem in summer, so it pays to set off early.
• Bigovo, Rose and Žanjice — Further out, but worth the drive: calm water, clear sea and fish restaurants.

Tivat does not run on a tourist schedule. It has its own rhythm, and it is worth catching.

• Morning — Coffee on the waterfront, the market open early. Porto Montenegro is right in the centre, and the seafront walk to Donja Lastva takes about ten minutes, without rushing.
• Midday — Beach or a day trip. Early afternoons are hot in summer, so many guests use that time to rest in the apartment.
• Evening — The promenade comes alive and restaurants fill up. In summer it is wise to book a table, especially around the marina.
• Night — Quiet. Tivat is not a party town — if you want nightlife, Budva is close. Most of our guests say they do not miss it.

• Currency — The euro. Cards work in shops and most restaurants; it helps to carry some cash for smaller cafés and the market.
• Internet — Our apartments have connections suitable for video calls and remote work. If speed is critical for you, tell us and we will check the specific apartment before you confirm.
• Tourist tax — Charged per person per night and billed separately from the accommodation. We register your stay, which requires an ID card or passport. We confirm the current amount together with your booking.
• Shops and the market — All the larger chains are in town, and the market in the centre runs in the morning. Opening hours shift with the season and on Sundays.
• Emergency numbers — Ambulance 124, police 122, fire service 123.
• Safety — Tivat is a calm town. Standard care applies as anywhere: lock your car and do not leave belongings unattended on the beach.

Tivat is an excellent base. From the bay almost everything is within easy reach:

• Kotor — About 8 km. A UNESCO-protected old town and the climb along the city walls — over 1,300 steps to the top.
• Perast — Our Lady of the Rocks, quiet streets and coffee by the water. Small boats run out to the island.
• Herceg Novi — Quickest via the Lepetane–Kamenari ferry, which runs frequently and cuts out the drive around the bay.
• Luštica — The panoramic road, Plavi Horizonti, Rose and Žanjic. Best with a car and no schedule.
• Lovćen and Budva — A mausoleum with a view over the whole bay, or an old town and nightlife — both are half-day trips.
