ORTUS handles the agreed hosting workflow: listings, rates, calendar, guests and the monthly overview. In and around Tivat we also manage cleaning, preparation and arrivals; elsewhere we handle the online work while the owner arranges on-site property care.

Tivat by guest needs
Tivat is a small town with very different corners: the Pine waterfront and Porto Montenegro stay lively late, Donja Lastva and Kalimanj keep their calm, and Luštica is a story of its own. That is why we always say who each location suits best.
The main seaside promenade: cafes, restaurants, the town beach and the Great Town Park, planted a century ago with saplings sailors brought home from their voyages. Everything is walkable — in summer this is the liveliest part of town.
A superyacht marina built on the site of the old naval Arsenal, with a waterfront promenade, shops and restaurants. It is also home to the Naval Heritage Collection with a real submarine, and the Lido pool club — polished and lively even outside peak season.
Residential seaside neighbourhoods between the centre and the quiet: Seljanovo with its pebble beach a short walk from Porto Montenegro, Kalimanj around a small harbour full of boats next to Belane beach. Everything close, calmer nights.
A waterfront village of stone houses and moored boats, connected to the centre by a seaside walk. Above it sits Gornja Lastva, an old olive-growing village with a six-century church and a lookout over the whole bay.
Belane and the Pine waterfront are there when you do not want to drive. Sandy Kalardovo next to the Solila reserve is shallow and calm, while Plavi Horizonti on Luštica — fine sand and a long shallow — is the classic full-day swim.
Vrmac hill trails with views over both sides of Boka, birdlife at the Solila reserve, the Island of Flowers reachable by land — and Kotor is half an hour away. Tivat is the easiest base for exploring the whole bay.
