Owners living abroad
Owning an apartment in Tivat does not require living in Montenegro for the hosting operation to be organised. This page explains what should be agreed in advance when you are not nearby: who handles the on-site work, how decisions are made and how you receive a clear monthly report.
What changes
An owner who lives in Tivat can improvise. A key gets forgotten, somebody runs it over. A water heater stops, a neighbour lets the plumber in. A guest complains, you walk over and see for yourself. All of it looks like a detail as long as somebody is ten minutes away.
From Belgrade, London or Dubai, that reserve disappears. The same small problem that can be solved in Tivat within half an hour suddenly needs three phone calls, a favour from somebody under no obligation, and a guest who is waiting. So for owners abroad the first question is not what the apartment will earn — it is who physically stands behind each situation.

In season there are often only a few hours between checkout and the next arrival. That is not organised by message from another country.
When nobody can enter the apartment the same day, a fifty-euro repair grows into a cancelled stay and a poor review.
How we work
In Tivat and the immediate area we run full management, which means the on-site side is never left hanging. For you it comes down to one practical thing: you do not need anybody in Montenegro for the apartment to work.
Inquiries, confirmations, pre-arrival instructions and questions during a stay run through us, through the whole day.
We agree the timing and the way in, and we go there. A late flight or an early arrival is handled by the team, not by you.
After every checkout we organise cleaning, linen washing and preparation for the next guest.
Whoever prepares the apartment is the first to see that something has stopped working, so it is fixed before it becomes a complaint.
We coordinate registration; you do not collect documents or track deadlines.
By the fifth of the following month you receive one report covering reservations, revenue, commissions, the management fee and approved costs. Any amount due to you is paid within 15 days after the report is delivered.
Your control
Handing over the daily work does not hand over deciding. These are the points where we come back to you, wherever you are.
We agree an amount up to which a small item is handled immediately and recorded. Above it, we ask for your approval.
When waiting would cause greater damage or put a guest at risk, we take the necessary action and tell you immediately.
When you come yourself or send family, you block the dates in time and they are yours.
You can question an item within the agreed period, before the month is finalised.
The first step
This is the question we get most often from owners abroad: do I have to come for us to start. You do not. The location, type and status of the apartment are enough for a first answer, and the conversation runs by phone or message.
We carry out the apartment visit ourselves, with your consent and an agreed way in. What we find comes back to you in a written proposal — what we take on, what stays yours, and how the cooperation ends if you ever want it to.
The first conversation, the review and the proposal all happen remotely. Coming makes sense when it suits you, not as a condition.
We do not ask for passwords, access or documentation before both sides know the cooperation makes sense.
We work with owners in Montenegrin and English, on whichever channel suits you.
The location, type and current status are enough. We reply the same day, whichever country you are writing from.
