Control and handover
ORTUS runs the daily work. Money, dates, larger decisions and the way out of the cooperation stay with the owner — and that is written down before we begin, not after the first disagreement.
Approvals
Owners ask this straight after the fee, and rightly so: handing over management must never mean somebody else can spend on your account. So we separate three situations, and write the line between them before we start.
Property costs — repairs, replacements, materials, taxes and other owner obligations — remain owner expenses under either model. ORTUS does not charge them as its own service; it records them and shows them in the monthly overview with a description and, where applicable, a receipt or photo.

We ask for your written or electronic approval before engaging anyone, and confirm the expected cost.
When delay would cause greater damage or put a guest at risk, we take only the necessary action and inform you immediately.
Your control during cooperation
Control is not a one-off matter settled by a signature. Through the cooperation there are points where the owner can say no or ask for a change, and they are part of the agreed way of working.
If you think the rate for a period is wrong, you can ask for a change. We will explain what it means for occupancy, but the decision is yours.
Block dates for yourself and your guests whenever you like; announcing them in time protects confirmed reservations.
You can question or dispute an item in the monthly overview within the agreed period, before the calculation is finalised.
Access to the relevant accounts stays with you in the agreed scope, within what the platform allows.
Accounts and access
This is where the market carries the most half-information, so we will go through it plainly. Airbnb and Booking do not offer the same options, and neither platform lets an account or listing simply be signed over to a new owner the way a property is.
So we do not promise a technical transfer that does not exist. Instead, for each apartment we write down who holds the listing, who receives the payout, what access ORTUS has and exactly what happens when the cooperation ends. Those four questions settle almost every misunderstanding that comes later.
We agree suitable access, roles and operating responsibility, without opening duplicates that would split the reviews.
A new account or listing is set up in a model that fits platform rules and the agreement between ORTUS and the owner.
Airbnb and Booking do not offer identical options. The agreement therefore states what can be handed over: access, content, documentation and platform-supported roles.
Ending cooperation
How a cooperation ends says more about a company than how it begins. The term and notice period are not fixed in advance — they are written down before work starts, to suit you.
Before the end date we agree who completes confirmed stays and who continues guest communication.
Keys, operating information, relevant content and owner records are returned.
ORTUS removes or hands over its operating role within the platform's capabilities and the written agreement.
