What a Tivat location means for hosting, and what it does not
In property conversations location usually collapses into distance from the sea. Hosting cares about other things — and some of them only become visible when somebody has to get into the apartment at seven on a Tuesday morning.

What location genuinely changes
We will not claim that one part of Tivat earns more than another. That claim would need occupancy and rate data by area across several seasons, and we do not have it. What we do have is an observation from daily work: location affects what a guest pays far less than it affects how much work the apartment demands.
- Walkability — Whether a guest without a car can reach a shop, the sea and a restaurant. That decides who you can offer the apartment to at all.
- Parking — After price and dates, the most common question in inquiries. An unclear answer on parking loses bookings before the conversation starts.
- Season length — Areas with life outside July and August hold demand for longer. That does not mean a higher rate — it means more days in the year when the apartment is usable.
- Time to the apartment — How long it takes someone to arrive when a guest reports that something has stopped working. It is the single factor that decides whether full management is possible at all.
Tivat's areas seen operationally
These are observations about how the work runs in each area, not an assessment of property value. Each area also has a page with the apartments we present there.
Luštica is a case of its own. Part of the peninsula belongs to the Tivat municipality, and on that side full management is workable from Tivat. Guests there arrive by car almost without exception, and the quiet that makes the apartment attractive is the same quiet that makes every intervention slower.
What location does not solve
A good address does not repair a weak listing, does not answer inquiries and does not prepare the apartment between guests. We have seen excellent locations perform poorly because the photographs were bad and messages were answered the next day, and we have seen more modest apartments do well because everything around them was in order.
So when talking to an owner we look at location first — but as a condition rather than an argument. It tells us which service model is possible at all and what the guest has to be told in advance. Everything after that is work.
When the location is outside our service area
We run full management where the Tivat team arrives reliably — every day, including at peak season. For everywhere else there is the online model: we run listings, rates, the calendar, reservations and guests, while cleaning and guest access are arranged by you or someone you appoint.
Do not judge a specific address yourself. Send the location and we will answer the same day — faster than any map.

Frequently asked questions
Does an apartment in the centre earn more than one in Donja Lastva?
We do not claim that. It would need occupancy and rate data by area across several seasons, which we do not have. The difference we reliably see is operational, not financial.
How much does parking matter for bookings?
Enough to be settled in the listing before a guest asks. Unclear parking is a common reason a serious inquiry never arrives — the guest simply moves to the next listing.
Is Luštica inside the full-service area?
We cover the part of the peninsula that belongs to the Tivat municipality, with a check for points on the edge of the area. The quickest route is to send the location and let us confirm.
What if the apartment is in Kotor or Budva?
